Real Estate Observations for Winter 2010

February is typically known as "the dead of Winter". Here in the heart of the Georgian Triangle it is anything but "dead". Our towns are thriving with all types of winter sports and activities. The winter, to this point, has been kind...a good amount of snow and bearable temperatures. The number of people visiting this area on the weekends has been incredible; some of the busiest streets and venues I have seen since I first came here in the 1970's  

All this bodes well for the general economy as well as the area's real estate industry.  

2009 ended, by any account, an excellent year for real estate in the Georgian Triangle.  

After shrugging off a laconic start in the first quarter, real estate sales and activity accelerated thought the year. The result by December was a volume of sales and dollar amounts which were just shy of the results attained in 2007. Incredible. This substantiates reports from Canadian economists that are saying that that the real estate industry was the first sector to bounce back from the morass of economic mayhem in 2008.

This trend continues in 2010. In January of this year, our sales in the Georgian Triangle Real Estate Board increased by 55.8% over January 2009, while dollar volumes increased from $13,187,434 to $20,479,880. An auspicious start. The view from the trenches is even better. The reported numbers a masking a great deal of interest and activity behind the scenes. Interest in this area from within and without is growing steadily. Combine this with low interest rates and a solidifying consumer confidence and you have the recipe for, dare I say, a hot market as the spring approaches. I am not alone in this prognosis. An article in the Globe and Mail on Tuesday, the second of February is predicting the same thing. The other very exciting thing about this market is the presence of bank sales. Numbers of this type of product are increasing; a paradox given the foregoing. Regardless, this type of listing is a powerful lure due to the excellent value that is invariably achieved by the buyer.
